I shopped pretty hard on my Refi and found 3 main products....5/1 ARM (lock at 4.25% for 5 years, then review, $2500 origination) Interest only (wasn't interested as it didn't align w my longterm goals), and a Fixed Product (15-30 yrs. high origination costs).

More complicated product but if the property needs a lot of work you will not be able to purchase without it.   

What products have you had the best luck with for background checks?  

They check all the boxes above, but their terms are quite aggressive and recently, as of March 1st, their interest rates have skyrocketed to nearly 9% for a 30-year product (ouch!)

Good product for buy and holds and flips.

You can have it removed by refinancing to another product, so maybe look for a low-cost refi option.  

Better property, tenants, neighborhood, financing product & more exit opportunity.

It's completely time-consuming and kills my productivity throughout the day.  

Otherwise lenders in my marketplace offer a duplex product with 5% down and 6 month habitation requirement.

They do not have the product but will look into it for me.I should have mentioned that this is aluminum.
