Also we had a laundry room door that was overall in good condition but had some normal wear and tear at the bottom, well they must of decided they didn't like the door so they stored it in the outdoor building all year and its covered in dirt and mildew.

Whenever a deal comes to me outside of my normal marketing channels I always ask the person with the deal 1) are you wholesaling this property and 2) If you are wholesaling the property are you direct to seller?

The fees for a normal straight exchange should be much less than a few thousand.  650 - 1000 is  a pretty normal range.
