Under the current environment, there is so much other stuff going on that I think Section 8 won't even be addressed for a few years, Could be wrong tho'.

In this rising interest rate environment and in this REI stage I’m in now (growth), I think this is prudent for me. 

So far, I've found it's mostly about psychology, stability in a fundamentally destabilizing environment where the complex, age-old psychological concepts of home and hearth are constantly called into question by the nature of the businessI don't think it can seriously be argued that humans have not always felt affinity, a connection to the places we live.

I think that in this environment some of the things that may work are: - Assumable mortgages, especially for house-hackers.

I figured it was best to put something out there that could maybe squash some of the daily posts on it, and to level set expectations for people looking to invest here in this current environment. 

@Aaron Jannetti - In this environment you can consider putting additional cash down to cashflow; or shift your focus to value-add opportunities where you are increasing rent through cash renovations.  

We own a licensed mortgage company, but we also have been prolific flippers and developers for more than a decade, so while I love it when someone borrows, I also realize the environment we are in right now does not lend itself to over-leveraging.

We are in a low interest environment and with all this stimulus spending rates will probably go higher.  

That way you will have the opportunity to network with people who will be better connected to park opportunities should they come up and you'll get to work in a similar environment, but on a micro level than what you're trying to accomplish.
