I’ve had great luck with a $100 Home Depot glacier something or other with 2 button top flush.

The lender I typically refer out here in Chicago is with a large company (Loan Depot), and I have noticed that in the 1-4 unit space these larger companies are very, very competitive. 

@Antoine Martel  its not logging companies.. you hire logging companies to harvest and deliver the logs .the MILLS  pay fore the wood.just go down to home depot or lowes and look at stacks of 2/4 s and right on the side will be the name of the mill that manufactured the dimensional lumber.Although on the West coast a lot of lumber comes from BC ( British Columbia)and many mills are specialty mills.. like MIlls that do cedar fencing etc. the big stud mills and plywood mills areBoise WarehouserHamptonStimson  ( they are the ones that bought my 700 acre tree farm a few years ago)and many many more.but there used to be hundreds of mills.Seirra Pacific is about the only one left in CA.. its really tough to get harvest permits in CA.and they do what little redwood gets harvested anymore.

over here we have a used appliance store, so if Best buy or home depot sells it for $4K we could get it for $500-$800.

I've heard of mentees that started out cleaning up construction areas on a flip at the end of each work day or picking up supplies at Home Depot and delivering them to the job site.

Though keep in mind some PM's with Staff Maintanace may not always offer the best price.For me, I would take lots of pictures and measurements and go to Home Depot and have them help you come up with ideas on the computer along with price options.

Your cheapest option is to get a AC window unit from craigslist for less than $100, lowes or home depot and then move on:)

Westland, Garden City, and Redford might also be worth a look.

Invest in a cleaning service & a gardener, and incorporate the cost into the rent.
