It's a small area so once you recorded the sales comps in the area would improve, so you'd have an easier time selling the notes, plus whatever you had left over as rental stock would see some instant appreciation.

Also, I think the slow recovery of real estate markets, as compared to the relatively rapid stock market recovery, demonstrates to them that wealth should not be built via home equity, but by other means.  

I have been a stock broker/ financial advisor for 9 years and have developed skills that can be useful to a RE investor. 

Chase rent....that's funny.There's been several shot dead during confrontations over rent. 

To check my available money to invest, I use mint as it shows how much I have in each financial investment or banking accounts.For Stock and Bond investment, I use Etrade.I personally like Marcus.

I haven't been with eXp long enough to really form a solid opinion but the commission cap, stock options, and other unique benefits make me inclined to think their model is the wave of the future.

My FICO is over 800 and I have about 25 years of Credit History.I have also NEVER lost money in ANY investments in my 25 years of Stocks and Real Estate Investing.This won't be a hard sell to my risk adverse friends and family who would accept my personal guarantee.

It was that way with tech stocks in 1999, houses in 2007, and now with MF rentals.
