I'm always learning about REI because the more knowledge I have under my belt, the better I can negotiate deals, accurately calculate repair costs and etc.

Cost alone not being my biggest consideration.

@Cory Lucas  mastermind groups and coaching can have a huge effect on increasing performance.

So, check into that as that may be an additional hard cost you need to factor in.

I'm a construction cost estimator building my real estate network, and want to offer my experience to the BP forums.I've spent 3 years in residential estimating and 5 years in commercial estimating.

Using a formula you can multiply the cost of repair per sq feet by sq footage of the house and you will get a rough estimate of the repair costs.

I've noticed that is the case and they haven't really been making effective moves in getting the properties rented any time soon.

I am curious about your thoughts on the new Assembly Bill 968 (AB-968), effective July 1, which mandates comprehensive disclosure of repairs and renovations from sellers who flip one-to-four-unit properties within 18 months of purchase.Thank you. 

You've listed what you can get in increased rent, but what would it cost you? 

If this property had been in one of the areas zone for more density they would surely have done a normal "Seattle six-pack" of 0-lot-line townhouses but instead they short platted 2 lots to still in effect end up with a six-pack even though in an area not zoned for it, at the cost of having to sell units as condos and deal with other ADU limitations (e.g. 1000sf limit).In 2023 the State mandated Seattle-style ADU regulations across all urban growth area cities/counties, going even a bit further (2 of any combination of attached/detached allowed).
