Chances are they'll be happy to provide that.

As long as you've done your homework and  are armed with additional highly relevant data for them to consider (and to manage their risk with), there's usually a good chance you'll squeeze a little more out.

There might be some potential here for seller financing if you have a chance to build some relationship with the seller.

I try to steer everyone away from wholesaling when getting started because you are far more likely to ruin your chances of investing successfully long-term than you are to jumpstart a great investing career. 

I like GC because the proximity to Philly gives it a chance to be something good, like we're starting to see with Camden.Smaller towns have small town problems, like bureaucracy in inspections.
