@Kim Pham and @Jay Hinrichs another thing we haven't discussed,  is that if the property requires a septic, and therefore; perk or wet weather testing, with California's drought you can pretty much be sure there hasn't been any testing completed in the past several years, and would need to do,  Hopefully we will get some water this year, like they're saying.

Mold is really go at hanging on, hiding in material, and when wet conditions return, comes back with a vengeance.I love these kinds of problems cause many investors run away, which gets you a lower price.
