Any suggestions on how to check in the basement (no windows) of a rental without violating California landlord-tenant law?

I.e. window replacement, roofing, HVAC, demo and rebuild, etc....If you can provide a bit more detail in what type of work you anticipate I may be able to make a specific suggestion.Since you are Wholesaling, I assume you're not looking for GS's and contractors for total re-habs.

If you take the straight line depreciation of everything over 27.5 years...you are depreciating the roof, hvac, appliances, carpet and counter tops at the same rate as the windows, brick, foundation, driveway etc.  

Think of Zillow as window shopping but your not going to derive any meaningful property value from that site. 

Cover the windows with curtains or blinds.

However, if you ever plan on having a significant portfolio, the luck factor goes right out the window.

It has a new roof, doors(interior & exterior), windows, electrical, drywall, paint & garage door.

You might consider showing Sat/Sun for a 2 hour window each week until all vacancies filled.
