I fortunately live no more than 5 minutes away from any of my rental properties, they are all concentrated in a section of town. 

Purchase price was $122,500, financed $118,000 at 3.75% the town assess the property at $162,000, it was appraised at $124,000 due to deferred maintenance which I plan to correct within 4 months of ownership. 

These are 4&5 unit town homes structures I am building  not to be confused with condo's.

Once you have that, have one to give you areas of foreclosures in town and see if any come back on the market thru the mls realtor database.

Since, I've bought two additional separate eight-plex properties, and I just signed a contract two weeks ago on a complex of twelve town homes, if counting, over fifty units in just under seven years.

In the town I grew up in, multi families rarely sell because the sellers want a high price like 200k for a house that make $2400 a month.
