The upside is the city has selected the Master Developer for the 62 Acres of the Park Heights Master Planned development, and the city officials told me they will be extending the project to 84 acres total.

I have an excellent day job that will afford me time to research and find properties (online) but i do not have any money for a down payment right now and am trying to dig out of CC debt right now that was necessary for me to buy my own new house and move.I gave my other house to my wife, we are amicable.

That's a totally new lease in the making..  

A lot easier to do comps online and learn about properties from year to year.

They can do this online immediately, so there is no delay for outof state people.Generally, I also dont rent to people who have not seen the property.

Also, what size the floors are and what size the windows and doors are.I plan to have this information online as well, so if Suzy renter wants an area rug or curtains, she can see the size while she's in the store.Seems useful for ANY house IMO.

Only get your signs online, or they will cost you a fortune in town.

One way to learn the MF business is to buy a property that is totally managed by a reputable management company and learn from them.
