How about this example...if you buy a toilet at HD for $100, once you've installed it, its probably worth $75 (or less); but that's fine, because a potential buyer expects to see a toilet in the bathroom, and not just a sewer pipe.

You also have to pay for paper towels, coffee, toilet paper, etc.  

I've often thought it would be cool to take cheap dry cabins put a water tank and composting toilet if you wanted to own something outright.

During that time, we washed laundry, ran the sinks, flushed toilets, etc.

No power no water no toilet to plunge.

@Tyler Sherman I highly recommend taking pre-licensing at Pan School of Real Estate with Travis Everette.

I need my walls, and kitchen cabinets repainted, new toilets reinstalled, new flooring, new electrical outlets and light switches to be changed, and a few other minor repairs.

I replaced toilets, bath cabinets & tops, all light fixtures & wall plate covers, door hinges & handles, installed wood wall T&G in the main bath, and I installed a 3-phase water filtration system (this was a huge value add).

These are fairly simple repairs; a leak under the sink, a clogged sink, a running toilet.
