The fact is inventory has grown tight as prices have appreciated substantially. 

I don't really need to meet and energy savings requirements for this home( as far as air tightness), although I do think I'll install LED trims.

The only thing I didn't like was that they had to give me my K1 past tax deadline. 

We would've been in a very tight position too soon.

I think it is always best to have one attorney that coordinates, handles the corporate part, keeps deadlines calendared, keeps all of your transactions and deposits organized, and can provide you with general advice, etc.

Housing is tight in Reno itself, but nearby cities have upside potential.

The delay will be on their part, because the title company will take longer than that, but that's ok, because you are willing to extend the closing deadline for them :-).

I would sit tight and wait for bank financing rather than look for HML solutions to getting your money back out.  

I have been selling on L/O for about 25 years and have done a few repair for downs successfully over the years by supplying the materials (in draws) and having the tenant install them with deadlines and a credit off the purchase price.

Give them a deadline, in your mind, to get the two units rented.
