I haven't had any crazy tenant issues, but as a tenant in my younger days I ran across some weird sh*t. 

My big why is to provide nice, affordable housing to good people while improving property and communities.

I have a job lined up which I am taking and will have documentation of my pay plan of how much I will be making and have worked elsewhere for 6 years but I don’t have 2 years of W-2 at the job where I would Be Able to afford my payments are there any ways around this?

The saddest part of all was the next door neighbor came outside thinking we were the new owners, she was venting that all of the recent gentrification nearby had caused her taxes to go up so much that she was unable to afford her house anymore, she had been there most of her life. 

It seems they had some changes to their income in a downward direction of which I hadn’t been aware, and they decided they could not afford to stay. 

I agree with Larry T. 

If you can afford two investment properties both vacant or not paying for ~1 year having reserve funds, I would say go ahead.
