The saddest part of all was the next door neighbor came outside thinking we were the new owners, she was venting that all of the recent gentrification nearby had caused her taxes to go up so much that she was unable to afford her house anymore, she had been there most of her life.

If you can afford two investment properties both vacant or not paying for ~1 year having reserve funds, I would say go ahead.
