If the street is mostly rentals I'd cross #2 off your list, you mostly will struggle to find a retail buyer in a heavily rental neighborhood so don't over improve the place.

I've always struggled with why people do this - all property management software is not as expensive or complicated as yardi (and since you've invested in a MAC ... you can't use that expensive IE based software anyway).Many of the large operators/managers nationwide use software that is very much accessible to smaller sized landlords and they often pay PER PROPERTY - allowing you to grow into your portfolio in an organized fashion.I firmly believe to run a small or large portfolio - it's all in the software.

Monthly payments are $1100 and interest rate 7%.The amount to reinstate the loan is $8091 as of 6/1.I'm struggling finding comps on the property, but best I can tell the ARV would be below the mortgage balance (though est value online is $165k).When I spoke to the owner on the phone before running numbers, he was open to cash offer or owner financing.Since I don't think a cash offer would make sense, is the best option to get it under contract to pay the $8k to reinstate the loan and then offer some moving / relocation assistance ($5-10k check?)
