I have friends that make 2X my income, never attended college, but can't get ahead.

I decided to go ahead and pay for a full appraisal because according to the comps it should be worth.

So like for example closing and title transfers from if i were to just go ahead and purchase the property as the legal entity instead of an LLC, after title transfers would be expensive to my understanding and not needed with proper preparation. 

It's the not wanting to work part that sabotages things...[4] Ole' Jed Clampit got his money for nothing (shootin' at some food) and his Chicks for free (they hatched out of eggs) (a Dire Straights and Beverly Hillbillies reference combined).

Like someone said, if you want to give $800 a month to charity, go ahead and do it....but maybe donate to Wounded Warriors or something else deserving.....

It was a very hard and difficult project for beginners, but it got us ahead in the world of flipping/rehabbing. 

And then there are people like @Rick Albert that say even if you buy an inflated property you'll still be ahead if you hold long enough.

Philadelphia usually sides towards the tenant if you don't have your information straight so you want to make sure you have all of your information to the tee.

A defendant like the one you're dealing with will never show....they are called 'uncollectables'....they have no property, often no steady W2 job to garnish wages from......Not to say you shouldn't go ahead with SC court, just be aware of the reality....
