It is probably important to understand I much higher return on investment than the California market yields UNLESS your speculating in the California market, where I know there is huge money.

The same is true for "speculation" based on modest appreciation and paper tax losses.

That's one of the questions I plan to ask: how much he'd be in and how he think the split would be structured.My impression is he would put in at least $500K too, but that's just my speculation.  

If to speculate just on appreciation, then you have to ask if you are even investing or just gambling?

I think any stock is now speculative..especially in the banking sector..which is why it might be priced "so low" .

Hi @Shuang Wang, I personally try not to allow appreciation color my analysis too much because it's so speculative, but yes, I suspect appreciation will continue to be much slower there than here for the foreseeable future.
