My solution is a lease option with a trigger at time of death.  

I guess the checkbook control issue is one reason I havent used SDIRA's before this but with that said; if there is a great solution to this issue; then I want to know more. thanks

The only liability I would need to pay would be Taxes and Insurance, thus this post's origin, but I'm working on a solution to that.

If you don't, it will mislead the quality people here, AND (more importantly) encourage those that are looking for that "get rich quick" solution to think they can overly or overtly prey on distressed individuals.All the BEST!!

Some soft wood flooring like that has huge groove marks just from wear in the high wear areas,,,,like stair treads,,,,walkways etc.As nice as this all sounds maybe the best solution to this soft basic underlayment would be a laminate overlay,or even real hardwood over top. 

I agree with his solutions if we're near the end of the cycle.  

Instead of making difficult decisions to provide a long term solution municipalities are going to shift the responsibility to landlords.  

It's not a perfect solution but if they want to pay cash, this is the only way I would accept cash.
