I think that zillow currently has 80% of the market, Apartments.com is also good, and homes.com has spent Millions on advertising recently.

What short term rental platforms/sites have worked well for you that I should consider posting the property on?

Also, my current "room mate" has expressed her interest in renting my primary residence entirely so I think that's a smart option. 

So, I'm left questioning what benefits there are to the 2/1 buydown that would make it a recommended option.I'm thinking that if I skip the 2/1 buydown, the cash to close would be lower, meaning I'd need to put in less of my own money upfront, which seems like a better option to me.

At max 10k, I think my biggest issue is the maintenance upkeep
