Release of all liens by all contractors and their subs must be granted or you should not enter into the deal.Many don't know this, but in some states, it is actually a crime and the contractor can be arrested for this.As for if this was a real deal or a "dog and pony show" as it was phrased, I am not sure.

John,I agree to a point, but with our business model that fix simply does not work for us.For the loans to be off the books and in the company name, It is my understanding that they need to have 12 months seasoning.

I simply stated that there is no actual "cost to the $ invested" There is only a decision as to what tyope of return you as the investor want, and a decision can be based on the calculations.I think we are just looking at the same picture from two different angles.

If the board is shirking on their responsibility, you can probably do something about it.Again, I am not a lawyer and recommend you contact one to explain all of your rights, and what you can legally do to correct this situation you're facing.BTW - I do NOT recommend you simply stop living up to your responsibilities by no longer paying your dues.Good luck!
