A single LLC holding all the properties, it does make things like filing taxes or underwriting simpler as you have every property under a single LLC.

It is much simpler, safer and less expensive to just hire a good "professional" Qualified Intermediary;" one with government oversight to ensure they are operating in a safe, sound and secure manner. 

I've heard mixed thoughts on this, some companies apparently cut corners so the concept of little maintenance costs is not always the case.
