As a rule of thumb, the bigger the renovation, the bigger the risk, and a full gut sounds like a big renovation.

Look at the 50% Rule Cash Flow.  

It drives me crazy because it's serious physical damage being caused by some silly bureaucratic rule somewhere that is not in the owner's best interests.

I actually considered not posting at all because I do make every effort to play by the rules and I knew how it would sound.

As with all things financial, there are some rules associated with how you invest in these accounts, and who you invest with.
