Now, if in your walkthrough and lease review you find material lease violations that could result in eviction, then that would be another option, but again, that is (I am guessing) unlikely and still risky, since there is a cure period associated with evictions.Not sure if this exists, but maybe get a private lender (ideally family member or friend) to lend you on a purchase loan for 10 months, then refi into a different private or hard money lender once tenant is out?

My example of a recorded judgment lien not attaching to a trust with trustee other than yourself was a special case of outside liability protection.To get liability protection and anonymity, some attorneys suggest a combination of land trust and entity.In all my years of private lending I have only run across two borrowers that used land trusts, and neither of them were billionaires.

Review floor plans and virtual tours, paying attention to layouts with separate entrances, private bathrooms, and potential kitchenette spaces for the in-law suite/ADU.

Perform comprehensive due diligence on possible investment properties, which should include risk assessment, financial document review, and inspection.
