Then you start rehab and as work is completed, you get additional disbursements to pay vendors....if the bank is smart, it requires lien release/waivers to make sure there are not any partial payments.If you run out funds before the work is complete, you pay the rest out of pocket or try to borrow elsewhere.  

Much of the rest is cosmetic (according to the agent). 

But the law also only allow the buyer of these assets to make a very small % on a flip the rest must be given to the Trustor.

I would contribute my diy skills and contract the rest of the stuff out.

Or I would take out the box and add crown to the upper cabinets and paint the wall above a nice color, along with the rest of the kitchen.

I say this because about 10 years ago I purchased a single family property with a 80,80,70 finance deal (not sure that even makes sense anymore) and the rest was from a private investor.
