Switching gears:With respect to 1031 exchanges, does anyone happen to know if the IRS allows you to exchange a Single Family Residence for ownership in a REIT?

It's all about a respect game.

Either they simply don't respond back or say that their respective subs are slow in providing numbers.We need to get this project underway and need to find alternate ways to get this project started.

There's one more being built just like it.The other 4 are 325k and are currently all rented out for 765x2 and 795x2 respectively(slightly smaller, built less efficient).

I am almost done working out a deal to invest some money with a respected REI, who is a well known and respected BP'er.

While you should take into consideration those living there, they also need to respect that you are doing work on a condo to give them a unit that will have a great resident that pays their dues, etc.So there has to be some give and take, but inevitably, the Condo Board is made up of just residents with no background in either management in general or in building codes, maintenance, or regulations.I second the statements to just not put anything in the dumpster and move on with it.

I want to be respectful of his wishes but at the same time I want him to know that I'm interested in the property....just at a discount.
