Is “purchase price” $350k or $50k when calculating for some of these analysis metrics?

I have been a small RE investor for the last 5 years or so, and I finally have come by my first rough ride with a tenant who I inherited with the purchase of my last triplex in Sellersville, PA.

These can sometimes offer better prices than big box retailers, especially for bulk purchases.- Wholesale distributors: If you're doing multiple projects, consider establishing relationships with wholesale distributors for better pricing on bulk orders.- Closeout and overstock stores: Places like Floor & Decor or local overstock outlets can have great deals on flooring and other materials.When choosing between Home Depot and Lowe's, keep in mind that both offer price matching, with Home Depot often providing an additional 10% off.

So of the $850k I have from selling the house I use $300k of it and the $700k mortgage loan toward the purchase of the $1 million house.

I used to pay a site visit to every property of which we were considering lending or purchasing an existing note.

If the seller has an existing mortgage, you can purchase the property on contract, but this option carries more risk since you won't hold the title.Hope this helps.

I also had both units in the duplex occupied by tenants when I purchased it, but I was able to let their leases expire, complete the renovations, and move into one of the units after renovations were completed within the 6 month timeframe.  

Looking at purchase a first home but the issue is the homes we’d like to invest into in our area are far too expensive.
