Instead of hitting them lick a huge weight with such a high increase, maybe propose a choice!? 

After getting many proposals we are not sure the money we spend on them will be worth the money they will save us this year due to such a small portfolio.

This proposed setup seemed very complicated to me.

Has the buyer's title proposed any solutions?

I had one agent send me his original proposal to his client where he recommended a sales price 120k less than what it was listed for. 

@Kayson Rogers See if the seller is open to extending the inspection period through an addendum for 2 days to go over some of the things that will need to be rehabbed, propose a seller credit or price reduction within the inspection period, try to meet somewhere in the middle, close the deal.

I have seen a lot of people stuck because they buy a rental and then beofre a full year is up want to buy a primary and their DTI debt to income ratios are too high and annto be approved.The opposite actually works in your favor so if you purchased a primary first but wanted to buy another property as a rental there are DSCR programs that do not use perosnal income just the proposed rents per month. 

Im not sure who this deal would work for since it has to be an owner-occupied deal to make it work for any return and both units are in leases (mine in January).It makes me feel like they want me to put together a deal and propose a offer to them -
