Often times the local banks will have promotions/specials for limited periods of time - you could get lucky and find one that has a lower down payment for an under 4 unit non owner occupied.  

@Michael Plaks I have to admit that I haven't spent enough time digging in yet but I do agree with your thoughts that land improvements are still real property for the purposes of a 1031 exchange. 

Of course this is hypothetically, I'm just throwing it out for information purposes, but I do appreciate your input.

My plan is to upgrade the rentals,  re-purpose the warehouse into an event space, which will create a significant value add and ROI. 

Some people forgoe the LLC in an attempt to get a cheaper rate, but if you are holding the property for investment purposes and you do not live there, that is opening yourself up to huge liability (and if you do live there, it's still a liability, but at that point you cover yourself with insurance.)Also remember that when you are evaluating an investment property, the interest rate is only one factor to evaluate.

They promote the lowest rate, but really they are charging the borrower in discount points.

For an rv park, you want to maximize allocations to campgrounds/land improvements for depreciation purposes, along with other tangible property.
