@Ben Smith Following are the similarities and differences between the solo 401k and the self-directed IRA.The Self-Directed IRA and Solo 401k Similarities Both were created by congress for individuals to save for retirement;Both may be invested in alternative investments such as real estate, precious metals tax liens, promissory notes, private company shares, and stocks and mutual funds, to name a few;Both allow for Roth contributions;Both are subject to prohibited transaction rules;Both are subject to federal taxes at time of distribution;Both allow for checkbook control for placing alternative investments;Both may be invested in annuities;Both are protected from creditors;Both allow for nondeductible contributions;Both are prohibited from investing in assets listed under I.R.C. 408(m); andNeither may be invested in your own business.

If you do single her out like this, and she can prove that your intent was to purposefully get rid of her and her ESA (this thread certainly helps her case if she comes across it), then you're partaking in the exact discrimination that the ADA prohibits, and you're looking at a potential lawsuit.The way I see it, younger generations (millennials and gen Z) are very attached to their animals and treat them more as family that past generations have, and landlords and owners are smart to begin to come up with ways to allow animals, and even monetize.

I do not know if there is any thing that prohibits an agent from telling a prospective buyer that other offers were made and what part of the offer needed to be improved.

There seems to be a high demand for short term rentals and if Nashville is anything like the Denver market, getting in on property close to downtown before it becomes cost prohibitive seems like a good move for appreciation.I welcome all comments regarding Nashville investing in addition to the HPR concept.

Move in Date,, he doesn't owe you more money until then, That date you also give him the keys,, Unless you have it in your lease agreement as first , last , and security deposit..But be careful some State landlord laws prohibit this kind of security deposit..So know what your laws permit..
