At this point the profit margin has gone down.Best thing to do is to ask if they are a flipper or wholesaler.

I would sell and get the tax free profits ehile you can.

The park is 5 miles out of town and in the country and the owner wants to sell as is.Seem like it would be profitable, but if I wanted to turn it into a nice park, might get expensive.

You will get taxed on the amount that you rent for regardless of profit. 

How to manage the equity or profits above and beyond the monthly payment?

I know because I've been hosting on Airbnb for almost 4 years, so I get all the insights.My listing was high occupancy (summer months), across the street from public transit, great neighborhood, private room with private bath with jetted tub, one block from the beach, and I struggled to get $10K per year.I don't want people to get the wrong impression about how much they can make only to invest money and be disappointed.
