I understand that most, if not all, turnkey companies charge a premium for their services and renovations at time of purchase but are there normally contracts (or should there be) in place to ensure they stay there for X amount of years?

I don't do PM ... and I only did this one summer it was fun and we sold a lot of Real Estate that summer.ARe market is so tight that trying to do a fly buy program would be fruitless as any good deal there is multiple offers and one would get frustrated missing deal after deal and not making any commissions yet spending all the marketing money.the difference in our markets is most of your neck of the woods Upper mid west has a plethora of standing inventory so the local demand is not enough to buy all the houses or properties that are available...
