I think that perhaps your loan officer gave you substandard service by not following up with you each step of the way in an advisory role, but I don't think that makes them responsible for the consequences.

That way if you're renting to a family of four (mom/dad, 2 kids) that gives them an extra room for guest/play/office etc.Do some inexpensive kitchen upgrades (paint cabinets, new hardware, backsplash) and put the rest towards the new room.

Initially I was interested in purchasing, renovating and leasing the units out - there are (3) 2 bedroom/1 bath (approx. 1000 SF ) units, (2) 1 bedroom/1 bath units (approx. 750 SF) and a office unit on the ground floor (approx. 750 SF) , these units would rent out between $950 and $1,300/month - however, the owner was not interested in selling but she did offer the option for a triple net lease.

If not received in your office on or before that date (preferrably the 1st of the month) then on the 3rd or 5th day past your rental due date, according to your contract, a late fee will be charged.If the tenant sends in their rent to me without their late fee, then I will call the tenant and let them know that they didn't include the late fee and that until I received their late fee, the eviction process is still on-going, but I will hold on to their check or money order until I receive their late fee, or until our court date.

It is too hard to police everyday and not a workable system (you'd be stressed and in conflict and maybe violating their privacy if peeking in or around the place too much).
