Purchase a multi unit building, managed by a management company. 

Plan is to add two additional units to the bottom floor and remodel the upstairs unit. 

I did fall into the trap of looking outside of Utah, and I still have one of those deals in my portfolio, but the equity position on my units here are substantially better.

Typically when it comes to housing you'll want to stick to 3-story garden style without elevators and 18-24 units per building.

The potential risk of foundation movement and settling in the neighboring unit is high and they will be looking for compensation for any issues your underpinning job causes.

OPTION #2Try to buy a 2-4 unit in California.

The other option would be to purchase the property strictly as a rental unit; nowadays, lenders are willing to go with 15% down; no income verification, and perhaps the rate be favorable in the high 7% to low 8% interest rate.

I own a duplex, where one unit is being rented out as a long-term rental (LTR) and the other as a short-term rental (STR).

The two most common lease termination criteria is to move family into the unit extensive rehabs.
