Anything over $300k will be a really nice house but there is less cash flow and it will likely make a less desirable rental for several reasons.

I think it would be nice to not have a mortgage payment at the age of 34 but my worry is it might be smarter to have 2 homes vs 1 in 30 years.

One last thought would be to use a virtual assistant to call and vet contractors...I use UpWork, but there are sever VA firms that could do it...pay $50 and come home to a nice tidy spreadsheet with contractors information awaiting your approval.
