Has anyone used a service in PA or Philly for that?

Tenant is almost a full month behind and is just an all around pain in general.

We get detailed reports monthly along with our direct deposit from them.

I service people in Ohio for investing into real estate and they are section 8. 

The concern I have is depleting our savings and being in a vulnerable position for 4-6 months while we save back up.

They'll ask for the last 2 months worth of bank statements and they usually won't want to see a large deposit in there coming from borrowed funds.

NIce, where are you currently in the process - looking to buy now or still a few months out?

I recently switched insurance carriers for two of my rental properties and about two months after coverage started, I received a letter for each property with a list of items to be remediated within 40 days or coverage would be revoked.
