It was my first home but now I feel like I'm missing out on a bigger real estate opportunity by not purchasing a multi unit property instead of this single family home.

Not sure if I was missing something or not.  

When it's Saturday AM and I want to sleep in till noon, I still miss my thick black sheets and dislike my wife's "but it looks nice" option!

@Brandon Turner book The Book On Investing in Real Estate with No and Low Money Down talks about how some portfolio lenders and hard money lenders may still allow you to obtain a second mortgage on a rental property.I know there has to be a way that others do this.What am I missing?  

Iam interested in local meetings and possibly a mentor just to make sure iam not missing a step.
