If you have a 4 plex and live in one unit, you are exempt from some of the laws.

I currently live in a market where housing has exploded and rents are off the chart.

Also if they are unhappy about the property, management, or staff to consider finding a new place to live.

If I use my FHA loan, after a year of living in the household, can I convert my FHA to my LLC and still reap the benefits of that 3.5% down payment? 

The IRS section 121 allows you to move out and rent your house for Up To 3 years, After you have lived in it for at least 2 years (hence the “2 out of the last 5 years) and be exempt from any capital gains tax.  

I live out of the country though so it makes things difficult.

Purchased with plan to live in permanently, put it as a STVR while traveling in our RV during the pandemic, and it did so well as a STVR that we decided to keep it as a rental and buy another cabin in Yosemite as our primary residence.
