Anybody have experienced this issue before who could shed some lights?

At an 8% cap you're looking at a mid $200k value range.MLOs sound great but if there is a broker attached you are wasting your energy in my opinion.

Go with the offer you feel fairly represents the amount of energy and time you spent putting work into your home.

For reconnection : you'll want to make sure the A) gas valve is working well B) the thermocouple is working well & sending signal to pilot without effort C) the igniter is working well OR, the tenant can reasonably easily reach in with a match or BBQ lighter to light the pilot.

I have been there many times and I can say that looking over the listings when you are about a week away will save you time and energy. 

In light of that $650 seems reasonable if your units are updated, clean and frankly somewhere you'd live without thinking twice about it.

The seller told us, the house needs EVERYTHING, from roof, kitchen, bathroom, floor, wall, ceiling, lights, lawn, doors, it's pretty much a big rehab.

I've decided to take the plunge and invest in real estate, and want to do so by house hacking with a duplex.I want to purchase sometime between summer and winter of this year (I hear that the holidays are the best time to purchase), and plan going to get a few mortgage preapproval / loan amount quotes.I've got a few questions that I would love to have some light shed on:1) What are some things that I can ask / look for in order to determine some intangible things about the lending institution such as:a) Willingness to work with me in order to get my loan approved (i.e. if I'm not going to get accepted for a loan, I'd like the person to at least think if there is a way for me to get accepted)b) Closing speed (i.e. how fast can the lending institution close a deal?)
