Its probably not going to fall down any time soon but it is a liability.

First thing I would do is make sure that you are thinking about your business and your liability. 

While there are business failures, all incidents are covered by insurance or through a system that will ensure the longevity of the obligations, assets and liabilities unlike an individual, they can provide long term financing.

Also trying to understand what sort of liability and risk I would have once they are my tenants that are different from a tenant with no disabilities.

In my state, every title company has their own set of documents and many of those documents place liability on me as a buyer or seller that I simply won't accept.

Up til now I have wanted to do everything very professionally and only work with 1 fully licensed and insured General Contractor so that I have insurance against liability and legal recourse in case something falls through the attic or something - but jeez now I'm wondering if I should go with my handymen to do it if the big boys won't call me back. 

., get it under your own name and use an umbrella policy to protect you from liability.

So most LLCs aren't worth 10 cents or provide the liability protection or what ever the hoped for purpose they where created for.A partnership LLC operating agreement is written like a Joint Venture agreement including statements of risk, should the project fail.
