Ended up going with a S8 tenant that had a few issues (what S8 tenants don't), but overall left me pretty comfortable.

In my opinion, the only guaranteed income are what's left on each contract.

If you know the neighborhood, then you understand when it's just an owner wanted way too much to start or the tenants left smelly garbage and other deterrents for anyone who saw the place as they didn't want to move.  

With 9 million left with multiple higher quality assets owned and great areas throwing off cash flow with rent growth and cap compression they could be fine and regain that lost 500k in no time.If someone has 2 million net worth and dumping 1 million into this asset class they are really asking for problems.

Depending on whether the tenants leave, I could be left with about $2800-$3000 in monthly rent only.  

I am in real estate school with 1 class left but I've come up with a little solution to start getting properties at my age without bank financing.

I've always had my room filled before the last tenant has left.

They also broke a patio window and left the house open to the rain and possible thieves for 2 weeks without telling me.
