Someone adds 50k in funds to your account and you promise them roughly 425/month and now you have money to work with.I usually see it done as described above rather than share the deal.

To make this deal even better it is in the middle of my drive to visit other communities I own.

I have gotten many a smokin deal because others were afraid of the IRS and would not bid.

As for the land, with some looking around and a possible off market deal, with time I’m confident I could find an R2 lot for relatively cheap compared to the build.

You can definitely open an LLC and transact a RE deal through it without the P&L bs.
