Having said all of that, as long as both parties agree to the terms then there should be no hurt feelings. 

I feel that Redlands is an up and growing city with lots of potentials and still has room for investors.I'm in the process of picking up a SFH with half  an acre lot.

Looking at those final loan numbers is obviously scary, but as you mentioned, I won't be the only one paying all that interest which makes the deal feel a lot better. 

To be accurate with comps you have to know the market intimately, go inside as many of the comps as possible: see, feel and smell them yourself and know how to adjust appropriately for many various things like appraisers do.

You can always choose the agent you feel like it is right one and get a good referral from that agent you trust.

Anyone using Rhino in DFW area and like it or feel like you've added any better success?

I'm focusing on DIY projects and searching out the next killer deal that works with these interest rates, so when I refinance in the future, (5 year timeline is my bet) I'll be feeling great.
