With real estate, you are looking for it to appreciate, ie increase in value, and/or having the rent (like a stock dividend) to cover your expenses or make money.As mentioned above, wholesaling is mainly a sales and marketing job/technique.

There are some pitfalls to be aware of. 1. there is enough cash from the refi to add to the purchase to justify this complex structure2. the timing needs to be pin point, meaning the closing of the purchase is the same day as the closing of the refi.Something to add to the tool box if this move adds value to the transaction.
