And most of these items would only present during an inspection.

If you live in an extra unit you often can not have a stove or regular sink, but many people pull the stove for inspection and the put it back, but there may be an insurance issue there.

I'm also at the point where, in my market, I'm not afraid to buy unseen with an inspection contingency, so I can make offers without getting into the property if I have decent photos and can't get a showing.

After being in a place for a week or so, we started to notice small things we wish we had before or during the inspection.

I also hired a technician to inspect whole house to find any leakage.

If they agree they each get 500 back and you agree after doing your inspection then okay, get it all in writing so no one complains later.  

After getting an offer accepted, ALWAYS get an inspection.
