Should I seek an agent who is available early in the morning, late at night, weekends included?

Common fees will include a set-up fee, a leasing fee for each turnover or a lease renewal fee, marking up maintenance, retaining late fees, and more.

They include:1) Being able to purchase the property at a cheaper price due to being able to pay in cash.

Try this calculation out - Take the tax you will be deferring (Maybe $30K including depreciation recapture). 

This should include credit checks, reference checks, and employment verification.

Examples include: HVAC, the roof, etc...
