Suddenly, you're not talking to someone, trying to impress them and constantly evaluating whether you're wasting your time or not...if you're genuinely interested in learning about someone and are genuinely interested in finding out how you may be able to help them, you start to realize that it's more about what you HEAR, and not about what you SAY.

Not horrible but nothing to write home about for the investor buyer.Doing a simple 70% rule calculation you would want to be under $34K to purchase.I'm not in that market but I have the impression that it isn't that hard to get properties for better than the 70% less repairs formula.
