I believe home prices declined only 2 times out of the last 5 down turns in the economy, the great recession being one of them.I wouldn't just say that San Diego is the "least worst" in the country in rental collection, we are actually doing amazing and rental collections are well above 90%+ here...it is not a situation of the top kid in the class being a "D" student because the rest of the students are "F" students.I can't see mission beach rentals having any impact on overall San Diego market if even a large portion of those owners couldn't hang on to their properties due to their large revenue decrease in STR income...I'm certainly in the market looking to pick up another multi for myself and helping multiple family members and relatives purchase here as well and I certainly would be more hesitant to do so if I saw economic forecasts suggesting a down turn in values in the near future.
