I mean it stands to reason it will not get worse, as these interest rate cycles tend to take a long time, and some places already advertising under 5 something rates.   

Many times they do not yet have the property under agreement.

The laws on smoke/CO2 detectors aren't going to get more lenient as time goes on.

I'm a first-time real estate investor based in Germany, eager to learn and start my journey, of Italian citizenship.

I am not super familiar with the laws and what it takes to get it permitted but I am thinking of putting my time and focus into getting this done and having the property listed as a "Duplex". 2.

My wife and I self manage 37 rentals as our full time job.
