You don't need to have an agent (although that would be great, but it's not a good use of their time until you are pre-approved and ready) because there are Open Houses every weekend in every market.

Is it a good time to sell?  

I would not recommend BRRR until you have lived here a while and adjusted to life here and  made some connections while paying attention to what the market is doing, what is considered a good location and where the gaps are.

I like starting in the Midwest because it's affordable and offers good cash flow. 

Brandon,If you are taling about a primary home and you have a 7% now would be a good time to refinance.

It’s a lower quality standard than most new construction homes.
