You should have 2-3 realtors on your team. 

I placed the property management team on a "probationary period" after 4-5 months to turn it around, and things got worse.

I wanna team up with an investor that is like minded. 

However, if you were to setup meetings with potential team members, in addition to touring properties with a realtor/broker, this could potentially be considered a business trip.

(a hard money loan would only add to the stress on a Newbie).Therefore....I/ most investors  would have to shop in Housing markets with homes under 200k...In my case...living in the northeast....I am restricted to the southeast (NC, FLA, Tenn, Georgia)/ maybe...Midwest.)I would have to  long Distance Invest....Then I would have to get a team/"Core 4" in the market.

I'd like to establish a good team in the Phoenix Valley and hopefully continue investing in small multi family properties.

Also, I was a great team leader and project manager(according to my team), and good at moving the project along and helping people to work better together.
